Why wasn't my offer accepted (part 2)

There can be many reasons your offer is not accepted in this market.  Primarily, it can be that IT WAS NOT THE HIGHEST OFFER.

I know you have been told for a couple of years now that we are in a buyers market, but that all started to change a year ago in April.  There are multiple offers on virtually every listing that is not overpriced today.  Making an offer under the list price will rarely work out, and if you need the seller to pay some of your closing costs, you need to add that on to the top of the list price.

For instance, the price is $200k and you need the seller to pay 3% of your closing costs.  You offer at least $206k.  Anything less is very likely a waste of your time, your agent's time, and the listing agent's time.

This is a whacky market.  In today's world we are rarely dealing with a normal seller when presenting an offer, one that cares who may be buying their home.  I know all of you think its a major buyer's market, but that has been gone for time now here in San Diego.  We are in a very hot market with lots of buyers and multiple offers on every house priced correctly.

The old rules do not apply.  There is little room for negotiations.  We can't offer 10% to 20% under the asking price and expect even a response - there will be other higher offers from those who are getting weary of the search and offer cycle.
